About these terms
These terms cover the ONZIP app, operated by Global Piggy Inc., a corporation incorporated in Ontario, Canada (Ontario Corporation No. 1001740679). By using ONZIP, you agree to them.
What ONZIP is
ONZIP is a tool for recording the condition of a rental home, having both sides sign that record, and keeping the home’s records. ONZIP is not a party to your tenancy, does not inspect homes and does not decide disputes.
Not legal advice
Reports are reference records. Deadlines and rules shown in ONZIP are for reference only and may not fit your situation. ONZIP is not a law firm and does not give legal advice. Check your obligations with your province’s residential tenancy office or a lawyer.
Who can use ONZIP
You must be 18 or older and be the landlord, the landlord’s agent or a tenant of the home being recorded, or someone one of them has invited.
Your responsibilities
- Record the home truthfully, and check every item before you confirm it.
- Photograph the home, not people. ONZIP warns you when a photo may show a face.
- Read the whole report before you sign.
- Keep signing links private. A link works once and expires after 7 days; making a new link cancels the old one.
AI suggestions
Suggested condition codes and descriptions can be wrong. You are responsible for every item you confirm.
Signatures
When you sign, your drawn signature, your name and the time are added to the PDF. Once both sides have signed, the report is final. A change after that is a new record, not an edit.
Records and verification
One side can’t delete a signed report. Anyone holding a verification code can see the report type, province, form, signing time, which sides signed and the PDF fingerprint — never names or addresses.
Your records are yours
You can export your home’s records as data at any time from the app. If ONZIP were ever to shut down, we would give at least 90 days’ notice and a way to export everything before it closes.
If the people change
A home’s records stay with the home. When an owner or tenant changes, the new person joins by invitation and the old person’s personal details are not handed over. For access after a death or by an estate, contact us — we follow the law of the home’s province.
Legal requests for records
If a tribunal, court or party demands records, we check that the demand is lawful, keep what we hand over to the minimum it requires, give the same material to both sides where the law allows, and tell the affected users unless the law forbids it.
Where ONZIP is offered
ONZIP is not offered in Quebec for now. We will revisit this when we can meet Quebec’s French-language requirements properly.
Forged records
Submitting staged, altered or AI-generated images as a condition record is a breach of these terms. We may lower or flag the evidence grade of a suspect record and restrict the account.
Charges
The ONZIP app doesn’t charge for anything. If that changes, we will update these terms and tell you before any charge applies.
Availability
Features may change or stop, and we don’t promise the service will be uninterrupted.
Limitation of liability
To the extent the law allows, Global Piggy Inc. is not liable for indirect or consequential losses arising from your use of ONZIP, or for the outcome of a tenancy dispute. Nothing in these terms limits rights you have under consumer protection law.
Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there, without limiting mandatory rights you have in your province.
